Sunni Dowds has over 20 years of condominium industry experience, with a practical background that includes condominium board service, licensed condominium management, building operations, common element administration, and inspection oversight. Having sat on both sides of the table, Sunni understands the responsibilities and challenges faced by condominium boards, as well as the operational realities and statutory obligations of licensed condominium managers.

Sunni has managed a variety of condominium building types across Ontario, giving her a practical understanding of how inspection processes, documentation, and follow-up need to adapt to different communities.

Sunni is the founder of Condo Inspect Pro, an inspection and documentation platform designed to help condominium managers ensure inspections are completed regularly, consistently documented, and properly followed up. The platform supports more than the identification of deficiencies; it helps create stronger records, clearer accountability, and a more defensible history of building conditions, inspection activity, deficiencies, and completed work.

Her work focuses on practical inspection systems, documentation standards, workflow automation, and the responsible use of AI as a tool to support consistency, follow-up, statutory obligations, and operational efficiency. Sunni’s approach recognizes that technology can improve process and accountability, but it does not replace the judgment, oversight, and statutory responsibility of licensed condominium managers.
