We’ve all heard the horror stories about condominiums with serious repair work to do because of years of neglect. Bricks falling off the units and severe water penetration issues. A parking garage with structural issues because regular maintenance hasn’t been completed. Work orders issued by the municipality because of safety concerns. Often the reserve fund is also severely underfunded, which compounds the problem. When the new Board is elected they quickly realize the seriousness of the situation. Are they the next victims in this nightmare? Or do they survive until the end?

This course is designed for Owners, Directors, Property Managers, and other professionals working or living in aging condominiums. A variety of topics will be addressed, including proper reserve fund planning; tackling major repair projects; financing major projects; renovating the common elements for aesthetic reasons or to comply with legal requirements; budgeting; communicating with the owners; and updating a condominium’s legal documents. At the end of the course participants should be able to recognize the unique challenges faced by aging condominiums and take steps to minimize them.
