CondoTalk: Cash Flow - How not to go bankrupt!

The COVID-19 pandemic effectively shut down a large part of the provincial economy.  While there is increasing talk about “reopening”, thousands remain without work and income, and the impact will not reverse itself overnight.  In order to operate a Condominium Corporation, costs must be incurred, which means that income is required – unfortunately, the cash just isn’t coming in

What is the reality of these obligations?  What happens when “cash” isn’t there?  What alternatives exist?

CondoTalk is a CCI-GHC initiative aimed at providing free, monthly, topical webinars on current condo related issues.

So much is changing so fast for Condominium Corporations, Directors, Unit Owners and Property Managers.  From changes to the Condominium Act, 1998, to emergency Orders enacting temporary amendments, to a worldwide pandemic and provincial shutdowns, it is a challenge to keep up with change - and to figure out how that change factors into the day to day implementation of condominium living and working.



Maria Durdan

Maria Durdan is a Partner at SimpsonWigle LAW LLP and the Chair of the Condominium Practice Group. Maria specializes in condominium law, development and administration. Maria supports over 650 of the firm’s residential and commercial condominium clients throughout Ontario.  Maria has also obtained her Associate of Canadian Condominium Institute (ACCI) designation in law, which recognizes that she has achieved a high level of knowledge and skill of condominium law. Maria is the President of the Canadian Condominium Institute – Golden Horseshoe Chapter and the Chair of the Education Committee and a member of the Hamilton Law Association Real Estate Subcommittee. Richard Elia had been actively involved in the area of condominium law for over 20 years, advancing the objective of effective and ethical advocacy. Founded in 2001, Elia Associates provides legal services to condominium communities throughout Ontario.

Richard holds a Master of Law with a focus on Appropriate Dispute Resolution and the “A.C.C.I.” - Associate of the Canadian Condominium Institute - designation, which is the country’s only condo-specific designation for condominium professionals. This designation evidences Richard’s extensive condominium knowledge. 



Jason Truman

Jason Truman is the founder and President of Edison Engineers Inc. He is a Professional Engineer with over 20 years of engineering and construction experience. Jason has worked extensively with condominium clients since 1998 and enjoys educating, engaging, and empowering Boards and Property Managers. He frequently speaks on Reserve Fund Studies and Building Restoration Projects, providing practical and pragmatic advice on managing large capital repair projects and financial planning.



Michelle Joy, RCM, BA 

At Wilson Blanchard, Michelle works closely with the Executive Director of Condominium Management in the Hamilton office supervising and training staff. She has been working in the condominium industry since 2013 and achieved the designation of Registered Condominium Manager (RCM) with the Association of Condominium Managers of Ontario (ACMO) in 2017. Michelle is actively involved in the condominium industry and has participated as a speaker at CCI events, volunteered on CCI committees and written articles for Wilson Blanchard’s Condo Connection.
